NOT A HOTEL has announced the launch of sales for its latest project in Oku-Yugawara, a secluded enclave in Kanagawa Prefecture known for its historical hot spring culture. The development comprises the flagship YUAMI villa and the ONSEN SUITE complex, both designed to integrate with the steep topography and the sounds of the Fujiki River. Sales for ownership shares began on July 15, 2026, with the first phase of the property scheduled to open in the summer of 2028.

YUAMI: A Flagship Villa with Seven Private Baths
The centerpiece of the development is YUAMI, a private residence spanning 800.4 square meters. Designed by NOT A HOTEL ARCHITECTS, the villa is structured to respond to the natural elevation of the site. Its defining feature is a collection of seven baths, including three distinct private onsen (natural hot spring baths) and four bathrooms, allowing guests to select a bathing environment suited to their preference. The villa accommodates up to 10 guests and includes an infinity pool, a private gym, a sauna, and an outdoor fireplace.

The interior spaces utilize multi-layered floor levels to maintain a sense of privacy while opening up to the forest. A sunken seating area in the main living room faces a wide aperture that frames the valley, while a dedicated theater room features a water-level window looking into the depths of the property’s pool.

ONSEN SUITE: Four Distinct Room Types for Riverside Living
Adjacent to the flagship villa, the ONSEN SUITE complex offers 13 individual units across four distinct categories. The 500-square-meter PENTHOUSE is the largest, accommodating eight guests and featuring its own private pool and onsen. The POOL suite also includes a private swimming facility and a sauna, while the RIVER suite is positioned to overlook the Fujiki River directly. The FRAME suite is characterized by a 6.7-meter high atrium, maximizing the sense of vertical space within the forest canopy.

Every suite within the facility is equipped with an open-air bath fed by natural hot springs. To complement the stay, an exclusive owners-only restaurant is planned within the complex, focusing on local ingredients and the culinary traditions of the region.

Architecture and Natural Immersion in Oku-Yugawara
The project is a joint venture with UNO-HOLDINGS, a company with a decade of experience operating ryokan (traditional Japanese inns) in the Oku-Yugawara area. The architectural language employs staggered floor levels and multi-layered roofs to minimize the visual impact on the landscape. This approach ensures that the sounds of the river and the surrounding forest remain the primary sensory experience for residents.
